What is the difference between a ‘konvenju’ and the final deed of sale in Malta?

I signed a konvenju to purchase a property in Malta, but I’ve since had a genuine change of heart and no longer want to proceed with the purchase. I understand this is a binding agreement, but I want to understand what would actually happen if I simply decided not to go through with the final sale.
